whilst the survey of your home or building plot is carried out, the design brief will be formalised and worked up into a Concept Design. we sketch up your ideas into a workable scheme and collaborate with you on the basic building fabric and the structure’s appearance. we can also provide an indication of the build costs based upon the concept design to set the budget. we will ensure the spirit of the design remains, even if any changes to the scheme are required in order to keep within the budget
once you have approved the concept design, we will put together the planning application package. we then submit the application to the Local Authority for Pre-Application advice if necessary [we recommend pre-application advice for new build projects]. a pre-application is to ensure the planners are happy with the proposals before we submit for a Planning Application
if your scheme is classed as Permitted Development, we will submit for Prior Approval or a Lawful Development Certificate. also, if your property is Listed or in a Conservation Area we will submit for Listed Building Consent. Pre-Applications can take up to 4 weeks. Planning Applications can take up to 8 weeks

Building Regulation Plans
once we have a Planning Permit we can work up the Building Regulation package which would include the following:
- draw up the scheme in cad based on the planning drawings
- detailed plans showing chosen construction method of the Planning Permit scheme to current Building Regulation requirement
- detailed plans as required by Building Control
- detailed Building Regulation Specification to assist the plans
- liaison with consultants and any specialists
- administration for the application to Building Control
- monitor the application and make any amendment's or provide further information as required by Building Control during the course of the application
we guarantee a Building Regulation PASS. the PASS may be conditional as certain items can only be decided once the build commences...
we will prepare a tender package which will include the Building Regulation plans and a Schedule of Works to enable builders or trades to price your project. we have a selection of preferred builders that work for us regularly and can provide a price. we can also send the tender package to builders of your choice or other local builders. once we have received all the builders prices, we will then help you make the right decision...
we offer support during the build phase including regular site visits to check the progress of the build, site update notes and working drawings if required. you can be involved as little or as much as you want during the build, and be comforted by the fact that the build process is in our good hands...
