here is the full design phase process with our simple steps to achieve your grand design! we will guide you through each step carefully to make sure you fully understand the process. our goal is to make the journey from beginning to end, as smooth as possible, and as exciting as it should be...!
we will visit you to discuss your project. we will chat with you about your ideas, wants, aspirations and budget and we will tell you how we think the scheme can be achieved. we will not charge you for this visit.
we will prepare a fee proposal for the design work required initially for a Planning Application.
if you accept our fee proposal, then here are the simple steps to achieve your grand design:
01 MEASURED SURVEY...
we will come to your home and carry out a measured survey of the existing building with spot levels around the site. this will then be drawn up in CAD format showing the existing elevations, existing floor plans, a typical section and the existing site layout. for new build projects we also recommend a topographical survey is carried out
02 CONCEPT DESIGN...
while the site survey happens the design brief will be formalised and your brief would then be worked up into a Concept Design. we sketch up your ideas into a workable scheme. we collaborate with you on the basic building fabric and the structure’s appearance. we can also provide an indication of the build costs based upon the concept design to set the budget. we will ensure the spirit of the design remains, even if any changes to the scheme are required in order to keep within the budget...!
03 PREPARE AND SUBMIT THE PLANNING APPLICATION...
once you have approved the concept design, we will put together the planning application package. we then submit the application to the Local Authority for Pre-Application advice if necessary [we recommend pre-application advice for all new build projects]. a pre-application is to ensure the planners are happy with the proposals before we submit for a Planning Application
if your scheme is classed as Permitted Development, we will submit for a Lawful Development Certificate. also, if your property is Listed or in a Conservation Area we will submit for Listed Building Consent. Pre-Applications can take up to 4 weeks. Planning Applications can take up to 8 weeks
04 BUILDING REGULATIONS AND DETAILED DESIGN...
once the Planning Permit is secured, we prepare the plans for Building Regulation approval from Building Control. Building Regulation approval can take up to 5 weeks. we are LABC registered [www.labc.co.uk] and aim to fast-track the application, depending on the complexity of the scheme, to achieve a guaranteed PASS from Building Control within 4-5 weeks
we can also produce detailed design at this stage. this could include room data sheets for internal materials and finishes or even landscaping designs
05 TENDER PACKAGE
we will prepare a tender package including the building regulation plans to enable builders or trades to price your project. we have a selection of preferred builders that work for us regularly and can provide a price. we can also send the tender package to builders of your choice or other local builders. once we have received all the builders prices, we will then help you make the right decision...!
06 BUILD SUPPORT
we offer support during the build, including regular site visits to check the progress of the build, site update notes and working drawings if required. you can be involved as little or as much as you want during the build, and be comforted by the fact that the build process is under contract and in our good hands...!
our typical service includes:
- pre-commencement meeting
- ensuring contracts are in place
- fortnightly arranged site progress meeting with the builder and yourself if you are able to attend
- full site notes for site and client
- impromptu site visits if required [build issues on site]
- full communication with yourself and the builder
- checking/agreeing builder Invoice payments for work/materials to date
- checking quality of completed work to date
- working drawings to be produced for site if required [not kitchen/bathroom design]
- snagging at completion of works/handover
*fee 2.5 - 7.5% of build cost, or can be arranged as an agreed fixed day rate for as many days as required
